INDUSTRIAL WORKSPACES

A proposal has been put forward for 5 different types of industrial workspaces at the Maslak New Small Industrial Site. Architectural massing and facade design that complement each other have been developed for these various types of workspaces. The aim is to create high-quality spaces by replicating the buildings in accordance with the masterplan decisions.



The floor plan dimensions for each type are as follows:

Type 1: 14.15m X 10.9m

Type 2: 21m X 14m

Type 3: 21m X 21m

Type 4: 27.9m X 21m

Type 5: 27.9m X 31.55m


For each type, the ground floor layout includes working areas, offices, restrooms, and changing rooms.

Additionally, for each type, the mezzanine level is designed with offices, restrooms, and kitchen areas.

The spatial dimensions have been increased in proportion to the workspace areas for each type. It is anticipated that the mezzanine floor areas can be expanded to meet user requirements.

Reinforced concrete structural systems have been chosen for Type 1 and 2.


For Type 3, 4, and 5, reinforced concrete structural systems have been selected, and a steel roof structure has been incorporated.


To enhance transparency on the entrance facades of these workspaces, glass sectional doors, glass cladding facades, and polycarbonate facade panels are recommended. Each type of workspace includes an open working area and landscaped space in front. Eaves have been designed to provide protection for open working areas from adverse weather conditions. Insulated facade panels are proposed for the solid facades and roof of the structure.



Internally, the floor is recommended to be surfaced with hardened concrete, and the walls are suggested to be painted. The structural system is intentionally left exposed as raw concrete, contributing to the overall architectural aesthetic.
